It is important to us that you understand all parts of the home selling process before you make any decisions. Below is a general guideline of what you can expect. 

  • Schedule a FREE Home Evaluation: A well-priced home will generate competing offers and drive up the final sale value. We will visit your home to determine it's condition, learn about its mechanical components, and bring along information from comparable homes to determine what a range of successful prices may be.   • Get your home and information ready for listing: Photography is what generates interest in your home, as most buyers today are searching online before contacting an agent. After our initial visit, we may suggest some small improvements so that your home has the best first impression online as possible. In addition, we will help you understand what information is necessary to provide potential buyers, so that you can focus on your needs later in the transaction. 

  • Adding your home to the Multiple Listing Service: Once we have agreed to work together, we will schedule a professional photographer to capture your home. Once the photos are received, we will create an online listing that not only is visible to other Realtors, but additionally syndicates to over 200+ property search websites. We are able to tailor the showings for potential buyers to your schedule, so that you can enjoy some normalcy during this process. 

  • Find the RIGHT Buyer: Once we receive an offer from interested buyers, we will walk you through the contract to advise on the terms and other relevant information. You DO NOT have to accept any offer presented, and we will work hard to make sure the buyer is offering what you need to be comfortable moving forward. Once in agreement, our team will handle all of the other moving details, including communicating with a closing attorney on your behalf, so you can focus on your move.

  • Negotiate repairs: Buyers have a period called the Due Diligence Period to hold inspections and learn more about your home. Depending on the results from the inspection reports, it is typical for a buyer to request that certain issues be remedied, either by fixing them or offering money off the sale. We are expert negotiators, and will ensure that you feel all terms are fair.                                                                                         
  • Closing and receiving your sale proceeds: The last step of the process is sitting in front of an attorney to sign closing paperwork and determine how you would like to receive your sale proceeds. We will coordinate the closing appointment that works best for you, and ensure all parties can deliver on time. Once the property transfer is recoded at the Register of Deeds, then you are done and ready to move onto your next adventure!
